Rendina JV inaugurates the Tennessee MOB

A joint venture comprising Rendina Healthcare Real Estate, The Jackson Clinic and Baptist Memorial Health Care kicked off construction of The Jackson Clinic – Baptist Campus, a 134,966 square foot medical complex in Jackson, Tennessee.

The Ambulatory Campus and Medical Practice Building will take shape on a 59-acre site at the southwest corner of Passmore Lane and Bypass 45. The partnership expects to wrap construction in the second quarter of 2023.

At the end of 2021, the joint venture obtained a $40.5 million loan issued by BMO Harris Bank, according to Madison County records. The construction loan is due to mature in February 2024, but also offers a 35-month extension option.

The two-story development will include a next-generation ambulatory surgery center occupied by Baptist Memorial Health Care. The outpatient center will include eight operating rooms as well as four procedure rooms. The Jackson Clinic will lease approximately 70,000 square feet of space.

Based on the project’s website, Jackson Clinic – Baptist Campus aims to obtain accreditation from the American Association for Accreditation of Ambulatory Surgical Facilities, as well as Medicare certification. The complex will provide medical services in a wide range of specialties, including ear, nose and throat procedures and surgery, as well as ophthalmology and plastic surgery, among others.

The development marks Tennessee’s second recent project for Baptist Memorial Health Care and Rendina Healthcare Real Estate. The demand for medical services is driving development across the country.

Earlier in March, Stream Realty Partners announced that it had partnered with McCombs Properties to develop OneFiftyOne Medical Office, a facility totaling 60,000 square feet in San Antonio. In February, The Hearn Co. announced plans to redevelop a few floors at 875 N. Michigan Ave. in downtown Chicago and convert them into a doctor’s office. The Mag Mile Medical Pavilion will cover approximately 130,000 square feet.
